Documents Required for Home Loan in Jamshedpur (Complete Checklist)

One of the most common reasons for home loan delays — or even rejections — in Jamshedpur is incomplete or incorrect documentation. Banks need a comprehensive set of documents to verify your identity, income, creditworthiness, and the legal status of the property you're buying. Having everything ready before you apply can cut weeks off your approval time.

At Murli Finance, we provide every client with a personalised document checklist based on their specific profile. Below is the master checklist covering all document categories. We also offer free doorstep document collection across all areas of Jamshedpur.

Category 1: Identity & Address Proof (All Applicants)

  • Aadhaar Card (mandatory for all)
  • PAN Card (mandatory for all)
  • Passport (optional, but required for NRIs)
  • Voter ID Card
  • Driving Licence
  • Recent passport-sized photographs (2–4)

Address Proof (choose any one): Aadhaar Card, recent utility bills (electricity/water/gas — not older than 3 months), bank statement with current address, or a rent agreement if you're a tenant.

Category 2: Income Documents for Salaried Employees

  • Last 3 months' salary slips (original)
  • Last 6 months' bank statements (savings account where salary is credited)
  • Form 16 for the last 2 years
  • Last 2 years' IT Returns (if applicable)
  • Employment letter or appointment letter from current employer
  • Offer letter (if recently joined and probation period is over)

Government and PSU employees (including TISCO/SAIL staff) may additionally need their service book or a letter from their HR department confirming employment status and salary.

Category 3: Income Documents for Self-Employed

  • Last 3 years' Income Tax Returns with acknowledgement
  • Last 3 years' profit & loss statements and balance sheets (CA certified)
  • Last 12 months' business bank account statements
  • GST registration certificate (if applicable)
  • Business registration documents (shop act, partnership deed, or company incorporation certificate)
  • Business PAN Card
  • Udyam/MSME registration (if applicable)

Category 4: Property Documents

These are required once you've identified the property you want to purchase:

  • Sale Agreement / Agreement to Sell (signed by buyer and seller)
  • Title Deed / Sale Deed of the property
  • Property tax receipts (last 3 years)
  • Approved building plan / sanction letter from JMC (Jamshedpur Municipal Corporation) or IADA (Industrial Area Development Authority) for Adityapur
  • Encumbrance Certificate (last 13 years) — shows no existing mortgage or legal dispute
  • Possession Certificate (for builder properties)
  • Completion Certificate (for properties with OC)
  • NOC from builder (for under-construction properties)
  • Society NOC (for apartments in housing societies)

Category 5: Co-Applicant Documents (If Applicable)

If you're taking the loan jointly (e.g., with your spouse), the co-applicant must provide all the identity, address, and income documents listed above.
