PMAY Scheme: How to Get Subsidy on Home Loan in Jharkhand
The Pradhan Mantri Awas Yojana (PMAY) — Housing for All — is one of the most beneficial government schemes for home loan borrowers in India. The Credit Linked Subsidy Scheme (CLSS) component of PMAY offers upfront interest subsidies to eligible borrowers, which can save ₹1.5–2.67 lakhs on your home loan. In Jharkhand, including Jamshedpur, Adityapur, and surrounding areas, thousands of families are eligible but many haven't claimed this benefit.
At Murli Finance, we help eligible clients apply for PMAY subsidy as part of the home loan process — at no extra cost. Here's everything you need to know.
What is PMAY-CLSS?
PMAY-CLSS (Credit Linked Subsidy Scheme) provides an upfront subsidy on the interest component of home loans for eligible income groups. The subsidy is credited directly to your loan account, reducing your outstanding principal and thereby reducing your EMI from day one.
Income Categories and Subsidy Benefits
PMAY-CLSS has three income categories:
- EWS (Economically Weaker Section): Annual household income up to ₹3 lakhs. Subsidy: 6.5% on loans up to ₹6 lakhs. Maximum subsidy amount: ₹2,67,280.
- LIG (Lower Income Group): Annual household income ₹3–6 lakhs. Subsidy: 6.5% on loans up to ₹6 lakhs. Maximum subsidy amount: ₹2,67,280.
- MIG-I (Middle Income Group I): Annual household income ₹6–12 lakhs. Subsidy: 4% on loans up to ₹9 lakhs. Maximum subsidy amount: ₹2,35,068.
- MIG-II (Middle Income Group II): Annual household income ₹12–18 lakhs. Subsidy: 3% on loans up to ₹12 lakhs. Maximum subsidy amount: ₹2,30,156.
Who is Eligible for PMAY in Jamshedpur/Jharkhand?
To be eligible for PMAY-CLSS:
- You must be a first-time home buyer (neither you nor any family member should own a house anywhere in India)
- Your annual household income must fall within one of the above categories
- The property must be located in a statutory town/city — Jamshedpur and Adityapur qualify
- For EWS/LIG: property carpet area must not exceed 60 sq metres; for MIG-I: 160 sq metres; for MIG-II: 200 sq metres
- The loan must be from a registered financial institution (bank or NBFC tied up with NHB/HUDCO)
Real Benefit Example
Let's calculate the benefit for an MIG-I borrower (income ₹8 lakhs/year) in Jamshedpur:
- Home loan: ₹25 lakhs at 8.75% for 20 years
- PMAY subsidy: 4% on ₹9 lakhs = ₹2,35,068 credited to loan account
- Effective outstanding after subsidy: ₹25L - ₹2.35L = ₹22.65 lakhs
- New EMI at 8.75% for 20 years: approximately ₹19,986 (vs. ₹22,163 without subsidy)
- Monthly EMI saving: ₹2,177

Important Points to Note
- The PMAY scheme has been extended and modified over the years — always verify the current status of MIG benefits at the time of application.
- EWS/LIG benefits under PMAY 2.0 are expected to continue — check the latest government notifications.
- The subsidy is not applicable to the portion of the loan above the eligible amount (e.g., if you borrow ₹25L under MIG-I, subsidy applies only to ₹9L).
- All lenders (HDFC, SBI, LIC HFL, Bajaj Housing Finance) are registered PMAY lenders — eligible borrowers can claim through any of them.
